ABSTRACT: With the acceleration of China’s urbanization, urban
development has entered a new period of evolution, and suburbanization has become
an important manifestation of this period. The suburbanization of real estate is
an important form of urban suburbanization. It is a coordinated way of land use,
population and transportation problems in the city center. It is embodied in real
estate enterprises’ investment in suburban real estate. Investment is an activity
in which both income and risk coexist. Therefore, this paper selects the first-tier
city of Guangzhou as the research object, and builds the evaluation index system
and uses the principal component analysis method to comprehensively evaluate the
real estate investment environment in the suburbs of Guangzhou. The analysis shows
that the real estate market environment and infrastructure environment in the suburbs
of Guangzhou are superior. The population and economic environment are hindered
by the inherent attributes of urban development.
At this stage, it is impossible to make greater adjustments. The conclusion
shows that the comprehensive investment environment of real estate in the suburbs
of Guangzhou is superior. As long as the government pays attention to the planning
of suburban land use, the management of real estate investment types and the improvement
of urban transportation system, suburban real estate investment can alleviate the
problems in the city center.
