Abstract: This paper discussed the spatial variation features of urban residential land price of Mang Shi, a city in Yunnan province of CHINA, from the perspective of land price data per se, according to its regional characteristics of land price and the demand of applications, we extracted spatial information of urban residential land price, constructed digital land price model,and realized land price visualization of Mang Shi using exploratory spatial data analysis (ESDA) and GIS method. The result shows that the overall tendency of land price in Mang shi decrease from city center to periphery, while in some specific area the tendency
changes or reverses as part of the regions for the construction gradually forming local hot spots of sub-centers of land price. Land price space distribution has a clear "ring-layer" structure, and the overall is continuous; In some areas, there is spatial variability, appearing abnormal bumps or even leap; Transportation, infrastructure and environmental conditions have a significant influence to the spatial distribution of residential land price; Urban expansion will stimulate the growth of residential land price along the urban expansion direction.
