Abstract: The state council in March this year has pointed out clearly the task of constructing 10 million indemnificatory houses and also asked to be all started in the end of November. Within the task, there is a high rate of Low-cost housing and Public rental housing; this is rare over the year. However, behind the construction boom there is a serious problem, which is the shortage of funds is a universal problem .Because China’s construction of indemnificatory house faces a huge lack of capital and rarity of financing channels, REITs as a mature real estate financing way, is getting more and more attention. This article has analyses the feasibility and operational mechanism of the use of REITs in the financing for Low-cost housing and Public rental housing, then put forward the problem which need to be resolved of the use of REITs in the “two-rent” financing under China’s current financial and estate market situation.
