Abstract: Abstract: Timeshare can lock-in a portion of vocation expenses and its outlays can bring economic benefit as the purchaser’s asset. In this article, after comprehensively analyzing the risks and returns we advance the timeshare valuation methodology of the net present value (NPV) model and also make a demonstration study. The results indicate that based on a reasonable return rate compared with the risk involved, the present value of the timeshare properties purchased by residents is negative. Timeshare is not suitable as investment properties but can purely as a consuming choice.
