Abstract: Abstract: Housing problem directly relates to the vital interests of the masses. In recent years, China's housing prices remain extremely high, this paper analyzed this problem from the government, developers and purchasers three perspectives for the first time, by analyzing the Government's land policy, financial policy, tax policy, developers’ development costs, supply, market expectations, as well as the purchasers’ demand elasticity, disposable income these eight factors affecting the real estate price, this paper offered problem-solving approaches to make housing prices rational as well as related recommendations.
